This article analyzes the phenomenon of gentrification in the city of Mazatlán, within the context of tourism growth and real estate speculation. Based on a documentary review and a critical approach to urban economy, it argues for the need to implement regulatory measures that curb the commodification of housing and guarantee the right to the city for local residents. International comparative experiences are presented, and their scope and limitations are discussed, proposing two main strategies: the regulation of short-term tourist rentals and the establishment of limits on housing price increases. The study concludes that these measures represent a fundamental step to mitigate the effects of gentrification and move toward equitable urban development.
